Reading an article about how to sell your home is a wise thing because how well you do will largely depend on what techniques and strategies you apply during the selling process. It would be cool if you didn’t have to be strategic and still get fair price, but that won’t happen, you have to specifically and consciously work on getting there.
The very first thing you need to do if you have even basal intelligence - is to go ahead and hire a good realtor. I don’t care if you think that you don’t know how to pick a good professional. Any realtor is better than you trying to wing it on your own - so don’t use that as an excuse to not hire one.
The by far saddest mistake that I see the home owners make is that they go ahead and rush through the selling process. I know the whole thing is kind of boring and not much fun, but you have to remind yourself how important this sale is. It’s probably the most important one you will ever make. Please be patient and don’t just sell to the first semi-decent offer.
Now, you have to remember we often don’t even do this stuff consciously. We actually convince ourselves that an offer is as good as it gets, and we don’t even objectively consider if a better offer can be gained by persisting with the sale. Just remind yourself of my warning, and you should do fine.
The great thing is that if you have a Realtor, they will warn you when you’re doing this, and she will let you know if you are being unrealistic when you decide to sell. Do not rely on that too much though. Realtors are not going to push you and try to dissuade you if you say “no, I am gonna sell”. They will at most give you just one warning in the form of an opinion.
